ZEPHYR SANCTUARY REVENUE-GENERATING MASTER COVENANT & HOUSING LICENSE

This Master Covenant and Transitional Housing License Agreement ("Agreement") is entered into by and between Zephyr Sanctuary (the "Sanctuary"), a registered 501(c)(3) public charity, and the undersigned Participant ("Apprentice"), aged 18–26. By signing this document, the Sanctuary and the Apprentice enter into an intentional relationship of mutual accountability, skill acquisition, and community reciprocity.

1. THE ETHOS OF THE SANCTUARY Zephyr Sanctuary is a safe haven dedicated to fostering youth autonomy, holistic healing, and ecological stewardship. Life at the Sanctuary revolves around the Hearth, creative expression, and living in direct reciprocity with the Earth. This document replaces traditional landlord-tenant dynamics with a unified agreement of mutual respect, safety, and community responsibility.

2. TRANSITIONAL HOUSING LICENSE (NOT A LEASE) a) Scope of License: The Sanctuary hereby grants the Apprentice a revocable, non-transferable License to occupy assigned housing units on the Sanctuary property. This includes initial placement within the Main Clubhouse (6-bed intake facility), transition into the Manufactured Housing Hub, and final advancement into the hand-built Sustainable Dwellings (including but not limited to Earthships, Cob houses, Adobe structures, Hobbit homes, and Treehouses). b) Absolute Program Contingency: Pursuant to federal transitional housing guidelines [24 CFR Ch. V § 585.4], this housing arrangement is NOT a residential tenancy and is completely exempt from standard landlord-tenant eviction laws. The Apprentice's right to occupy Sanctuary housing is strictly and absolutely contingent upon active, daily participation in the Sanctuary's training programs. c) Program Timeline & Exit Framework: This housing license is temporary and capped at a maximum duration of twenty-four (24) months from the date of intake. Upon completion of milestones or upon voluntary or involuntary exit from the vocational program, this License automatically expires, and the housing asset must be vacated within seven (7) days to allow entry for the next apprentice class.

3. THE TWELVE-HOUR SANCTUARY WHEEL & DAILY RHYTHM The Apprentice agrees to walk through a holistic, 12-hour daily cycle designed for absolute sovereignty, trade-skill acquisition, and communal healing. This rhythm is explicitly broken into four quadrants of community life that are approximated as natural flow and need arise: i) The Earth & Hands Circle (4 Hours): Dedicated to sustainable construction, earthships, regenerative agriculture, and critter-care. ii) The Hearth & Nourishment (2 Hours): Dedicated to shared meal preparation, breaking bread as a tribe, and kitchen stewardship. iii) The Voices & Vision Circle (4 Hours): Dedicated to independent and collaborative creative expression within the art and music studios. iv) The Council & Medicine Fire (2 Hours): Dedicated to sacred share time, emotional integration, processing, and ancestral drum circle ceremonies or performance as generated.

4. SAFETY, LIABILITY, AND INSURANCE PROTECTION a) General Assumption of Risk: The Apprentice recognizes that hands-on building, alternative construction techniques, handling livestock, operating agricultural machinery, and living in a communal environment carry inherent physical risks. The Apprentice agrees to prioritize site safety, wear mandatory protective gear, and follow all safety protocols dictated by Sanctuary guides and OSHA guidelines. b) Medical and Injury Shield: The Sanctuary maintains a comprehensive General Liability Policy and a specialized Accident Medical Policy rated for vocational trade training. In the event of an accidental injury sustained during active training on Sanctuary grounds, the Sanctuary's policy serves as the primary medical coverage framework, safeguarding both the Apprentice's physical well-being and the Sanctuary's organizational assets.

5. THE HEARTH & COMMUNAL LIVING STANDARDS a) Domestic Kitchen Exemption: Gathering daily for community meals and cleanup is the heartbeat of the Sanctuary. The kitchen facilities located within the Main Clubhouse and Manufactured Housing Hub operate strictly as a private, domestic kitchen. Cooking and cleaning activities are shared family responsibilities and are legally exempt from commercial health department inspections, provided that food service is restricted entirely to residents and active on-site volunteers. b) Community Standards: The Apprentice agrees to maintain a clean, peaceful, and harmonious living environment. This includes participating in rotating kitchen shifts, completing daily animal feeding schedules, maintaining shared laundry/bath areas, and respecting noise and occupancy guidelines in the art and music studios.

6. CREATIVE RIGHTS, OWNERSHIP, AND PEER RECIPROCITY a) Solo Projects & Sustainable Split: Any artwork, craft, physical design, or musical composition produced independently by a single Apprentice within the Sanctuary studios remains the intellectual property and copyright of that individual creator. Gross revenue generated from the sale, lease, or streaming of solo projects shall be distributed as follows: i) Seventy-five percent (75%) is retained entirely by the Apprentice-creator to fund their personal financial autonomy. ii) Twenty-five percent (25%) is received by the Sanctuary, strictly and legally restricted to the replenishment of art supplies, studio instruments, tools, and machinery upkeep. b) Co-Creations & True Peer-to-Peer Equal Splits: For collaborative group installations, shared musical recording tracks, or collective studio projects involving multiple creators, the Sanctuary sits at the table as an equal partner, taking the exact same percentage share as any individual creator. Gross revenue generated from collaborative works shall be divided into entirely equal percentage shares based on the total number of participative parties involved:

- Each participating Apprentice-creator retains one equal percentage share. - The Sanctuary retains one equal percentage share, which is strictly and legally restricted to the replenishment of art supplies, studio instruments, tools, and machinery upkeep. c) Digital Showcase License: The Apprentice grants Zephyr Sanctuary a non-exclusive, worldwide, royalty-free license to display, stream, or feature their creations on zephyrsanctuary.org and official marketing channels. This license is intended solely to amplify the youth's voice and drive donor engagement to sustain the program. The Apprentice retains the absolute right to revoke this showcase permission for individual works at any time upon written notice.

7. THE REVOLVING DOOR & AUTONOMY LOOP

a) Conversion to Public Assets: Upon the Apprentice's graduation and transition into independent living, the sustainable dwellings built during their training convert into revenue-generating public rentals managed by the Sanctuary. b) Funding the Autonomy Loop: In compliance with the IRS ban on private inurement, one hundred percent (100%) of gross rental revenues must flow directly into the Sanctuary’s primary bank account. The Sanctuary then legally allocates these funds back out through its general operating fund, split evenly between: i) Purchasing building supplies and tools for the newest class of incoming apprentices. ii) Disbursing financial resources directly to the graduates, categorized as tax-free Needs-Based Independent Living Grants or Vocational Alumni Stipends. c) Alumni Respite & Mentorship Stays: To maintain a true revolving door system, portions of the rental calendar are blocked off to allow alumni to return to the Sanctuary for safety, rest, or respite. To fulfill IRS requirements that charitable property be dedicated exclusively to charitable purposes, returning alumni receive free lodging under an Alumni Mentorship Policy, agreeing to dedicate a portion of their stay to mentoring the current class of younger apprentices.

8. AGE-OUT TRANSITION & POTENTIAL EMPLOYMENT PIPELINE a) Program Conclusion: Upon reaching the age of twenty-six (26), the Apprentice formally completes the youth transitional phase of the Sanctuary. b) Merit-Based Opportunities: Given demonstrated technical aptitude, emotional maturity, operational commitment, and alignment with the Sanctuary's values, aging-out graduates may be considered for paid, internal operational roles (e.g., building instructors, agricultural managers, studio coordinators, or kitchen supervisors). c) Conditional Availability: The Apprentice explicitly acknowledges that the availability of these roles is never guaranteed and is strictly contingent upon: i) Verifiable organizational vacancies and available sanctuary budget funding. ii) Positive milestone evaluations from sanctuary directors. d) At-Will Employment Status: Any post-26 operational engagement with the Sanctuary shall be structured as standard W-2 "At-Will" employment. Nothing in this Covenant shall be construed as an explicit or implied contract for guaranteed long-term employment or permanent residential housing rights. By signing below, we honor each other's autonomy, pledge our stewardship to the land and animals, and commit to the collective growth of the Tribe at Zephyr Sanctuary.
